Deed of Sale of Agricultural Chala land consideration of RS 8000.00 only. This deed of sale made this the 8th day of August in the year one thousand nine hundred and sixty eight of the Christian Era by Mr. Habizuddin son of late Abdul resident of village Mohakhali P.S Tejgaon district Dacca by faith Muslim by profession Agriculturist here in after called the vendor which expression shall inters extended by or repugnant or contrary to the context be deemed to mean and include his heirs executors successors administers legal representatives and assigns / of the one part in favor of (2 pages) in favor Messrs Bengal Engineering Corporation having its office at 6A, New Eskaton P.S Ramna Dacca here in after called the purchaser (which expression shall unless excluded by or repugnant to the context be deemed to mean and include its successors in interest legal representatives and assigns) of other part whereas the vendor above named in the absolute sixteen ann. as owner of the schedule mentioned land along with other properties by virtue of inheritance from his father and as peacefully possessing the schedule mentioned free from all encumbrances and without any interference from any quarter whatsoever and whomsoever and exercising all rights there under and whereas (3 page) and whereas the vendor being in need of raising some cash money for meeting his urgent demand was agreed with the purchaser to sell 1 ¾ (one and three forth) Kathas of land from Plot No. 369 fully described in the schedule below to the purchaser at the consideration of Rs. 8000.00 (Rupees eight thousand) only which is highest according to present market price. Now this deed of Sale witness eth the in pursuance of the said the agreement and in consideration of the said sum of RS. 8000.00(Rupees Eight thousand) only well and truly paid by the purchaser to the vendor before the execution of this deed of sale (the receipt where of the said vendor doth hereby acknowledged and admit) the said vendor doth hereby transfer by way of sale the schedule mentioned land to the agree said purchaser including easement right there to and that whatever right title and interest the said vendor has in the property mentioned in the schedule below rest unto the purchaser from this day and the purchaser shall enjoy the same in absolute right and in any and manner they like trans generation to generation with all right or transfer without let or minorance or objection from the vendor or his heirs or representatives etc in future and purchaser shall have the right to mutate their own name place of the vendor or his preduccssorsinal places and pay the rents and taxes the same become due here after to the superior land local bodies if any and on the execution of this deed of sale the vendor has delivered khus vacant possession of the schedule mentioned land in favor of the purchaser above named the vendor declares that the schedule property (4 pages) is free from all encumbrances and if there be found any defect as to the right title and interest and possession of the vendor in the scheduled land in contravention of the above declaration the vendor shall be bound to indemnify the purchaser and shall be liable in all law courts and that the vendor under takes at all times in future to execute or cause to be executed any document or documents by way of correction or classification at the request and cost of the purchaser regarding the sold property according to the true intent of these presents and in cn future the schedule mentioned land is acquired by the government or any other public body the whole compensation money shall be realize by the purchaser and the vendor shall have no claim in respect of the same.
