I “proventi netti da cessione immobili” sono costituiti dal risultato economico netto realizzato con le vendite evidenziate nel paragrafo 2.4 della Relazione sulla Gestione.

Charges for taxation related to previous periods include taxes compared to the allocations recorded in the financial statements of the individual companies in the amount of €746 thousand.

I “proventi vari” sono principalmente costituiti da minori oneri fiscali rispetto agli stanziamenti nei bilanci di esercizio delle singole società chiusi al 31 dicembre 2003, pari a 2.228 migliaia di Euro.

Other income is composed primarily of lower taxes compared to the allocations recorded in the financial statements of the individual companies for the year ended 31 December 2003 in the amount of €2,228 thousand.

I differenziali di interesse attivi e passivi su operazioni di copertura effettuate tramite “interest rate swap” e strumenti similari maturati alla data di bilancio vengono registrati per competenza temporale nel conto economico tra i proventi e gli oneri finanziari.

Interest rate spreads on hedging transactions performed through interest rate swaps and similar financial instruments matured by the balance sheet date are accrual-based and posted to the financial revenues or expense line item of the income statements.

I differenziali di interesse attivi e passivi maturati alla data di bilancio su operazioni di copertura effettuate tramite “interest rate swap” vengono registrati per competenza temporale nel conto economico tra i proventi e gli oneri finanziari.

Interest rate spreads under interest rate swap agreements and similar hedging derivative contracts at the balance sheet date are recognized as financial revenues or expenses on an accrual basis.

La nuova normativa definisce in modo più puntuale il concetto di “Informazione Privilegiata”, le caratteristiche necessarie per essere considerati “persone rilevanti”, innova le modalità e i termini delle comunicazioni alla Consob e al mercato ed infine istituisce il “Registro delle Persone che hanno accesso a Informazioni Privilegiate”.

The new legislation defines the concept of “privileged information” in greater detail, as well as the prerequisites to being considered a “significant person” and the methods and timeframes for communications to CONSOB and to the market, and also establishes the register of people who have access to privileged information.

La voce “Terreni” risulta in linea con i valori al 31 dicembre 2004.

l’incremento si riferisce al fatto che il Gruppo ha scelto di non applicare la “hedge accounting” di conseguenza è stato valutato al valore di mercato anche quella parte di derivati che nel bilancio secondo i principi italiani erano considerati di copertura.

The increase is related to the fact that the group has chosen not to apply hedge accounting. As a result, the portion of derivatives that were considered hedging instruments by Italian accounting standards have now been measured at market value.

Le “Materie prime e sussidiarie (Terreni)” risultano in linea con i valori al 31 dicembre 2004.

Contestualmente al “closing” i finanziamenti bancari esistenti nei bilanci delle società acquisite sono stati sostituiti con nuovi finanziamenti ipotecari concessi dalle banche alle società stesse, per un importo complessivo di 180 milioni di Euro.
