Rende noto che l’operazione consentirebbe di realizzare ritorni più vantaggiosi rispetto a quelli precedentemente esaminati, essendo già stato negoziato un rifinanziamento del portafoglio a condizioni che risultano migliori a quelle del finanziamento attualmente in essere sul medesimo portafoglio.

L’incidenza dell’indebitamento finanziario netto sul capitale investito risulta pari al 70,5% al 30 giugno 2004 (considerando gli immobili a valore di libro) contro il 73,6% nel trimestre precedente.

Il risultato netto del Gruppo segna invece una crescita solo del 6,1% rispetto a quello dell’esercizio precedente, a seguito dell’aumento dell’incidenza della tassazione.

Il risultato prima delle imposte e delle quote di competenza degli azionisti di minoranza segna un incremento rispetto all’anno precedente del 29,9%, grazie ad una generale riduzione dell’incidenza dei costi sul valore della produzione.

Earnings before income taxes and minority interests increased by 29.9 per cent, reflecting a lower impact on revenues of costs of operations.

Il risultato operativo del secondo trimestre 2004, pari a 33.661 migliaia di Euro (12.907 migliaia di Euro del secondo trimestre 2003), evidenzia un incremento di 20.754 migliaia di Euro rispetto all’anno precedente.

L’incidenza dell’indebitamento finanziario netto sul capitale investito risulta pari al 68,2% al 31 dicembre 2003 (considerando gli immobili a valore di libro) contro il 72,3% nel trimestre precedente.

Net financial debt as a percentage of invested capital is equal to 68.2% (considering the properties at book value) as of December 31, 2003, compared to 72.3% for the previous quarter.

Indipendentemente da quanto sopra il risultato d’esercizio sarà migliorativo rispetto a quello dell’esercizio precedente.

In any event, net income is expected to be greater than that of the previous year.

Il risultato operativo nei primi nove mesi del 2005 si attesta a €23,8 mln rispetto a €52,1 mln dell’anno precedente; nel terzo trimestre il risultato operativo è negativo per €3,7 mln principalmente per effetto dei minori ricavi di cui sopra.

Operating profit in the first nine months of 2005 amounts to €23.8 million as against €52.1 million in the previous year. In the third quarter, operating results were a negative €3.7 million, mainly as an effect of the lower revenues mentioned before.

Il margine operativo lordo, al 31 dicembre 2005, è pari a 96,4 milioni di Euro, il risultato operativo si è attestato a 84,2 milioni di Euro, rispetto ai 73,7 milioni di Euro dell’anno precedente (+14,4% Y o Y).

Gross operating profit as of 31 December 2005 came to €96.4 million, with operating profit settling at €8.,2 million, compared with the €73.7 million of the previous year (+14.4% YoY).
